Below are the different rental services that Denny & Salmond offer.
Introduction/Let Only Service
- Advertising and promoting the property until a suitable tenant is found.
- Arranging and accompanying viewings.
- Referencing and carrying out checks on prospective tenants.
- Ensuring that the property is compliant with gas and electrical safety checks along with the energy performance certificate.
- Arranging an inventory and schedule of condition at the start of the tenancy.
- Producing the tenancy agreement, collecting the first month's rent and security deposit.
- Providing the tenant with all required documents, such as How To Rent, GSC, EICR, and EPC.
- Providing legal documents and monies to the landlord once the tenant has signed the tenancy agreement.
Once the tenant moves into the property, the landlord will oversee all aspects of the tenancy. However, we are always here to help or assist if required.
Rent Collection Only
Our Rent Collection service incorporates all of the above services. However, we then deal with all the finances for you throughout the tenancy.
Full Management Service
Our full management service ensures that every aspect of the lettings process is dealt with by Denny & Salmond. The full management service adds the following to the introduction/let only service:
- Collecting the monthly rent and paying it into the designated landlord’s account.
- Providing a monthly statement of account.
- Notifying appropriate utility companies of meter readings.
- Arranging an inventory and schedule of condition at the start and conclusion of the tenancy. This document will then be used in conjunction with deposit negotiations/retentions.
- Carrying out interim visits to check the general condition of the property.
- Arranging maintenance and repairs as necessary.
- Arranging payments to contractors on the landlord’s behalf.
- Serving legal notices.
- Protecting the deposit.
